Target your most likely buyers. Once you can envision who your most likely buyer's will be then you can design your marketing plan to appeal specificly to them.For example a buyer for a small rambler will usually be someone either just starting out or baby boomers that are downsizing. Target marketing will give you the best chance of getting the highest price.
Different Market Conditions will also change what you need to do to become competitive with the current inventory. Properties that will be in competition with your's for the buyer's decision.
