The Art of Negoiating
Negotiating at a level where 10's of thousands of dollars are at stake is a highly refined skill. You must be an expert on the current market, present inventory and recent market history. Skill at negotiating should be one of the major determining factors when considering whether to represent yourself or who to have represent you.
There are many different strategies we use depending on the market conditions and the timing of an offer as relating to the listing date.
However here are some basic guide lines.
Ask quick questions to determine the buyers motivation and then don't say another word until they answer and give them time to add more to their answer before you speak.
The questions might include:
- Timing
- How long have they been looking
- Are they a first time Buyer
- How long has the agent known them
- Etc.
