What Repairs to Consider
Know What The Market Requires!
When it is a sellers market you may not need to make any repairs. You need to know what the active inventory is, and market time. Most sellers make repairs that don't add any value to the property and then add double the cost to the price of the home. In a buyers market you need to do more. Also understand your target market. If your home fits a first time buyer then you will need to have most repairs done. A first time buyer will have enough income to qualify for a loan but will not have enough of a reserve to be able to make repairs once they move in. So, replace your carpet and other things that show high wear.
