
Showing Your Home
Your home has to appeal to what the buyers are looking for. If you follow them around and talk, it will distract them and make them uncomfortable. I often see sellers go through with the buyers and make comments like "this is the closet, this is Jen's bedroom, that is a new dishwasher," etc. You risk giving away how anxious you are by what you say and your body language. It is best if you just wait in the living room for them to come to you with questions, and they will if they have any interest. Don't go into the utility room or the bedrooms/den with them. Having extra people in smaller rooms makes them feel even smaller. If you can't resist the temptation to have a conversation with them, talk about why you liked living there and what the area has to offer. Always ask them when do they would like to be moved by.
