Almost 90% of the buyers will already be working with agents. If you choose to not at least offer a selling office fee you may loose access to 90% of buyers. 

From our own personal experience the other 10% of buyers have a different motivaion for looking at "For Sale By Owner". They are looking for a deal only or someone to carry a contract because of bad credit. This will be apparent to you with in a day of posting your first ad. By co-opting with agents you still save thousands off of the real estate fees and you will have someone else responsible for making sure that you have all the required forms filled out correctly. It could remove a lot of your liability.
