
The State of Washington requires that sellers provide certain disclosures to the buyers. Our advice to all our clients is to disclose everything in writing even if it seems unimportant to them. It will add trust for the buyer and protect the seller. It is also very important to make sure that the buyer's have an inspection done. It is usually done at the buyer's expense and may relieve you of some liability if something comes up later. If they insist on not having an inspection, have them sign a waiver that states you recommended that they have one.
