If a buyer is motivated to buy and move with-in 60 days they most will likely be using an agent. The "buyers" who call on "FSBO's" will have special needs. For example, their motivation in contacting "For Sale By Owner" sellers might be that they don't want to pay the real estate fees either. Many will ask you if you are negotiable before they even see the home. They often ask if you will carry a contract. A lot are investors trying to get a screaming deal or it could be someone with credit problems. However there are always a few genuine buyers you just need to discover where they are looking, i.e. internet, magazines, newspapers, etc..
